Home Information Packs | HIPs
It is a legal requirement that the majority
of properties in England and Wales put onto the market for sale have a Home Information
Pack (HIP). The HIP includes important information about the property (please see
below for a summary) and an Energy Performance Certificate which provides a rating
of the property's energy efficiency. The HIP should help to improve the home buying
and selling process by making available up front information relevant to the property.
Sellers
If you wish to sell your property, you are required to
have commissioned a HIP before you can market your property.
The HIP will include the following documents:
- An index of contents
- A sale statement
- Evidence of title
- An Energy Performance Certificate
- Searches and leasehold / commonhold documents
