House Viewing Tips

Walk past the property before arranging the viewing - often you can make a decision before you walk through the door.

View the property with the Agent, or a partner or friend - never view alone. There is safety in numbers and no harm in asking for a second opinion.

Make a list of what is important to you, and tick these off as you view the property.

Check the outside of the property before you walk in - are there any loose tiles on the roof?

Be thorough - check all fixed cupboards, and especially under the sink, you will not be seen as nosy.

Ask to see the loft and take a torch in case there is no lighting.

Check the plumbing - how long does it take for hot water to come through and does the heating work?

Ask if any work has been carried out on the property and ask for receipts and guarantees.

Look at fuel bills and council tax bill, so you'll know what to expect.

Find out what fixtures and fittings are included in the sale, eg carpets, cooker, curtain poles.

Check the ceiling for damp patches - you can't be too careful.

Strike up a rapport with the seller. If you are friendly to the seller then you are more likely to be remembered and have an offer accepted.

Visit the property at different times of the day to assess traffic and noise levels.
