House Viewing Tips
| Walk past the property before arranging the viewing - often you can make a decision before you walk through the door. |
| View the property with the Agent, or a partner or friend - never view alone. There is safety in numbers and no harm in asking for a second opinion. |
| Make a list of what is important to you, and tick these off as you view the property. |
| Check the outside of the property before you walk in - are there any loose tiles on the roof? |
| Be thorough - check all fixed cupboards, and especially under the sink, you will not be seen as nosy. |
| Ask to see the loft and take a torch in case there is no lighting. |
| Check the plumbing - how long does it take for hot water to come through and does the heating work? |
| Ask if any work has been carried out on the property and ask for receipts and guarantees. |
| Look at fuel bills and council tax bill, so you'll know what to expect. |
| Find out what fixtures and fittings are included in the sale, eg carpets, cooker, curtain poles. |
| Check the ceiling for damp patches - you can't be too careful. |
| Strike up a rapport with the seller. If you are friendly to the seller then you are more likely to be remembered and have an offer accepted. |
| Visit the property at different times of the day to assess traffic and noise levels. |
