January 2017 - London rents end year at £1,291, just £10 more than a year ago

Investor returns stay strong

  • The strong yields returned to property investors and landlords also demonstrate the resilience of the current market.

  • Across England and Wales the typical return was 4.7% in December, Your Move found. The average yield is below the 5.1% recorded in December 2015, as well as the 5% recorded at the half way point in June 2016.

  • Landlords in the North East continue to enjoy the strongest yields. Across this region the typical property returned 5.3% this month, the same as in both October and November.

  • The North West (5.1% return) and Wales (4.8%) also saw yields above the national average.

  • As expected, London was the region which offered the smallest yields. Properties in the capital returned 3.3% on their investment during December, the same as in the last two months. Despite high rents in this area, the large initial investment continues to mean returns are more limited compared to northern regions.

  • The South West and the South East of England were home to the next smallest yields in this survey, recording 3.4% and 3.5% respectively in December.
