New electrical safety requirements for rented properties in Scotland

Just to keep you up to date with latest rules and regulations: landlords of rented properties in Scotland MUST comply with the following requirements BEFORE 1st December 2016:

1. All properties with existing tenancies must have had an Electrical Installation Condition Report #EICR and Portable Appliance Test #PAT completed by a registered electrician. The tenant must be supplied with a record of this.

2. Every rented property must meet the Smoke Detection requirements, i.e. be fitted with:

  • Smoke alarms in the rooms that are used for general daytime living
  • Smoke alarms in either the hallway or landing
  • A heat sensor in the kitchen

All alarms must be hardwired, interlinking and fully functioning.
