New electrical safety requirements for rented properties in Scotland
Just to keep you up to date with latest rules and regulations: landlords of rented properties in Scotland MUST comply with the following requirements BEFORE 1st December 2016:
1. All properties with existing tenancies must have had an Electrical Installation Condition Report #EICR and Portable Appliance Test #PAT completed by a registered electrician. The tenant must be supplied with a record of this.
2. Every rented property must meet the Smoke Detection requirements, i.e. be fitted with:
Smoke alarms in the rooms that are used for general daytime living
Smoke alarms in either the hallway or landing
A heat sensor in the kitchen
All alarms must be hardwired, interlinking and fully functioning.
If you have our Fully Managed service, we can carry out all the administration involved in obtaining a quote and having the EICR and PAT carried out, for a fee of £60 (incl. VAT). You will still need to pay the contractor for their service and certification.
Pop in to your local Your Move branch or call our dedicated helpline on 01506 656435 (option 2) if you’d like us to take away the hassle and arrange everything for you.
