Situated in the Cairngorm National Park, this family home is in a quiet, sheltered and secluded location, but in close proximity to the A938, providing access to local towns. The local health centre is in Grantown-on-Spey, about 9 miles to the east. All living areas have a southern aspect with panoramic views across fields to the tree-lined Dulnain River, wooded hillsides and beyond to the Cairngorm Mountains on the distant horizon. The grounds of the property are managed almost exclusively for the benefit of wildlife, and boasts a well-established, species-rich wild flower meadow. This provides habitat for breeding populations of several species of butterfly, two of which are a rarely seen in northern Scotland. The abundance of natural food renders the site especially attractive to birds, and a variety of trees and shrubs afford excellent opportunities for observation. A large, modern greenhouse is secreted at the eastern end of the property. Large, well-lit kitchen/breakfast room, with double, glass doors opening onto a balcony extending to the entire length of the house. Study/Bedroom 4, Living room and separate dining room. Three large double bedrooms, two with on ensuite shower rooms, and a separate family bathroom. Large, walk-through well-lit attic provides an abundance of long-term storage space. A double garage adjoins a large workshop, with a sturdy bench, shelving. A separate area on the garage level comprises a basement suitable for the storage of large items, but could be converted to a play area, gymnasium, etc. The basement contains the oil-fired boiler and has double wooden doors opening onto the garden. A consequence of a one and one half story house with a lower, garage/basement level, is the relatively elevated position of the ground and first floors, giving rise to enhanced views to the south. At the base of the stairs to the basement and garage is a store cupboard. Our Opinion: A substantial family home in a stunning location.

SituationArdu is nestled in the heart of the Cairngorms National Park just at the edge of the village of Duthill, approximately 25 miles to the south of Inverness. The area is famed for its breath taking scenery amidst an abundance of wildlife. The surrounding countryside is amongst the finest in the Highlands and provides a wealth of excellent rural sporting opportunities. The Cairngorms Ski Area is close by and sailing, kayaking and windsurfing are available on nearby Lochs Morlich and Insh. Carrbridge Golf Course and Landmark Forest Adventure Park are within 3 miles. Starting from the edge of Duthil, a scenic drive across desolate, undulating moorland provides access to the Morayshire coast, which has a string of beautiful beaches, historic fishing villages and numerous observation points for seabirds, dolphins and seals. Nearby Aviemore has a great quantity of bars, restaurants, cafes and shops and there are many attractions suitable for all ages and weathers. A wider range of shopping is available from Inverness, a vibrant and attractive city with excellent high street shops, supermarkets and recreational facilities as one would expect from the capital of the Highlands. There are daily train services to Inverness and the south from Carrbridge and Aviemore, including the Caledonian Sleeper. From Inverness Airport there are up to eight flights per day to London airports. There are also flights to Manchester and Amsterdam connecting with a number of European destinations. The nearby A9 gives fast access to the north and south.
