I bought a terrace house with cash and no chain with the estate agent. Sharon handled my case. She was helpful and reaponsive throughout and actively communicated with all parties to resolves issues quickly (I had an estate agent before who said "everything should be directed through your solicitor") Offer to move in was 9 weeks. Some of this time waa waiting for a contract pack from the seller, which delayed things a little (I would suggest chasing this yourself as my lawyer took a week to request it), some of it was me taking 5 working days to gey a lawyer as I was concerned with getting a survey initially, some of it was searches and survey- though these were quite quick. (I used honeywell surveys who had availability, were not as expensive as others, and completes the survey ahead of time). I had been concerned that searches would take 15 days as U found a website saying this was the average but they were done in a week and a half including a bank hokiday. Some of it was my solicitor wanting to do things sequentially to reduce costa if things went wrong I presume. m Part of it was me being a bit slow with antimoneylaundering (the government demands all moneys be tracked for six months before purchase which is a pain I would suggest preemptively getting this documentatiin). A little was a missing energy certificate (I would recommend chasing this early even though it is not technically a condition of sale). Some was the hassle of needing to get the TR1 form physically witnessed (a legal requirement I presume) - this could have been done earlier.
