As a first-time buyer with little knowledge of property transactions, I initially planned to purchase a house through them but later found a cheaper option at an auction and proceeded without informing Derek and Dipesh, Unknowingly, I was about to be scammed—the seller was attempting to sell a property with a tenant in situ, despite advertising it for residential use. My new broker failed to flag this issue. Just before paying a non-refundable £34,000 deposit, I reached out to Derek for advice. Without hesitation, he reviewed the legal documents and uncovered the issue. Upon confronting the seller, they confirmed the misrepresentation.
