The lack of appropriate cover could result in the following:

  • You will be deprived of rental income during the default period
  • It will be your responsibility at your cost to chase the tenants for arrears
  • It will be your responsibility to instruct a solicitor to take court action to evict the tenant and meet all the costs of the action.

Exclusively provided by AVIVA, the unique insurance policy covers you, the landlord, against non-payment of rent. What’s more, in the event that your rent is not paid, AVIVA will pay your legal costs of up to £15,000 to recover possession of your property, providing the tenant is in rental arrears.

  • Rent guaranteed – the policy will pay you lost rent for up to 6 months of your tenant’s contract, or until your property is re-let (whichever is sooner). For tenancies over 6 months, it will pay until vacant possession is obtained, up to a maximum indemnity period of 6 months.
  • Legal fees paid – up to £15,000 – includes any legal costs arising from regaining possession of your property from a tenant, providing the tenant is in rental arrears. So you should be able to avoid any sizeable fees.

  • Great value – our cover costs just 2.5% of your monthly rent during tenancy. That’s only £15 (plus Insurance Premium Tax at 6%) on a £600 monthly rental – a small price to pay for guaranteed peace of mind. Premiums are tax deductible making the net cost even less!
  • Hotel accommodation of £100 per day – paid if you previously told us that you wish to move into your property at the end of the tenancy. If your tenant has not vacated by this agreed date and the rental account is in arrears, the policy will pay your hotel accommodation for up to 30 days.
  • Credit checking and vetting – our detailed checking and referencing means we can keep our premiums at the lowest possible level for you, the landlord.

Policy Excess
