Guide to buying a new build

Why Buy a New Build

Whether you are looking for a family living space, city apartment or room for a home office, all New Homes are designed for today’s life styles.

At Your Move we can advise you on buying the perfect New Build. We have access to the widest range of housing developments and our relationship with developers means we can offer you exclusive deals that are not always found on the open market.

Here are some benefits to buying a New Build:

  • Peace of Mind. New Build Homes come with a warranty and insurance of 5 to 10 years. Check with the builder which warranty they offer and ask for a copy of the policy document when you reserve your home.
  • Your Choice.  As the very first owner, a new-build home enables you to create your own style, free from any decorating disasters by previous owners.
  • Shorter property chain. Purchasing a new home can minimise the chain's length because you will be at the end of the selling chain.
  • Lower running costs. New homes are built with higher levels of insulation. They have more efficient heating systems than ever before. Better energy efficiency means a reduction in carbon emissions and lower heating bills, helping you save money.
  • Incentive schemes. As well as the Government-backed “Help to Buy” scheme, some house builders operate their own buyer incentive schemes such as;  part exchange/ assisted move on an old house, payment of stamp duty, help with removal costs and part-funded deposits. Many developers also offer properties “off plan”, meaning homeowners who reserve the property before the house is built, can choose their desired plot and personalise the house to their individual needs.

We will help find a New Build Home to suit you. Here are some helpful hints and tips for buying a New Build.

Buying - Retirement Homes

We partner with a number of developers who specialise in retirement living.

Not only do you have all the benefits of a New Home, but most retirement homes also offer advanced security features as standard, including circuit breakers, fire and smoke alarms. A retirement property will often benefit from additional features such as; alarm cords, video entry and other enhanced security, welfare products and services to offer increased peace of mind.

If you have a property to sell we can work closely with the developer to secure a Part Exchange / Assisted Move deal that suits you and, in doing so, ensures we achieve market value for your home.
