Maintenance tips for tenants

Here are our tips for putting right some common maintenance problems that you might encounter during a tenancy.

Leaking, burst or frozen pipes

Leaking pipes

  • Place a dish, bowl or bucket to catch the water
  • Pull back any carpets and lay down newspaper or towels to soak up the water

Turning off electricity

If you need to turn off all electricity use the main ON/OFF switch on your electricity fuse box.

Bleeding a radiator

If the top of your radiator is cold but the bottom is warm there is too much air trapped in the system and you need to bleed your radiator. Bleeding the radiator releases the air and allows hot water to fill the whole system.

Before you bleed your radiator

  • Turn off the heating system.
  • You will need a radiator key, available from most DIY shops.
  • You’ll also need a cloth and bucket.
  • If the whole radiator is cold the radiator valve may need turning up.
  • If more than one radiator is cold, there may be a problem with the whole system that needs to be checked by an engineer.

How to bleed

  • The bleed valve is the smallest square nut at the top of the radiator.
  • Place the key over the valve and have a cloth ready to catch any water.
  • Gently turn the key anti-clockwise. You will hear a hiss as the air is released.
  • When water starts to be released, turn the key back clockwise to shut off the valve.
  • DO NOT unscrew the valve completely.

Oven not working

  • You may have accidentally re-set the time. Check and re-set your clock if necessary.
  • Check the fuse box to see if the switch has been tripped.

Washing machine not working or not draining

  • Your filter is probably blocked. Drain the machine and check the filter.

Sink not draining

  • This is probably a build up of food waste or limescale.
  • Buy a sink unblocking liquid to remove the blockage.
