Polegate is a large village which nestles at the foot of the South Downs on the outskirts of Eastbourne in East Sussex. Polegate High Street features a good range of local shops and services including a large supermarket, doctors surgery and a post office. There is a mainline rail station with excellent regular services both on the Coastway network connecting with surrounding coastal towns such as Eastbourne, Hastings and Brighton, as well as a commuter service to London (Victoria) in approximately an hour and twenty minutes. There is a primary/junior school in the town with a choice of secondary education at various nearby educational establishments. Polegate is an up-and-coming community with a number of developments and re-development projects being undertaken to provide contemporary housing to expand the ever growing population.

The property market in Polegate offers a wide variety of all sorts of different property types and styles, from older non-estate homes with large gardens to striking modern 'new build' developments with all the latest features built in. There is an extensive choice of bungalows catering for the older generations who wish to retire close to the coast.

Polegate has a complete mix in terms of age of residents from the young starting out as first time buyers in one of the modern purpose built developments through the family properties across the village to the retirement sector in one of the many bungalows available.

The village is known for offering a wide selection of properties at great value prices. Being so close to the foot of the downs and also the coast at Eastbourne it is hugely popular across a wide range of buyers.

Paul Barden, branch manager of the Your Move branch, comments that this is indeed a great place to live if you want convenience at an affordable price. The station makes it ideal for commuting and the local services also make this an excellent area to live if you need schools, medical services and of course easy access to the coast.

Polegate offers everything in the way of housing stock from one bedroom properties to large five bedroom family homes. Most of the available stock is typically around forty to fifty years old although there are a few newer developments too.

Your Move in Polegate will typically hold a good level of stock for properties in all price ranges. A one bedroom flat would start around £100,000 with two bedroom properties starting around £120,000. A reasonable three bedroom semi will cost around £250,000 to £300,000 and detached houses will start at around £300,000. Bungalows start at around £200,000 and you can pay anything upwards from here depending on the size, location, etc.

Polegate also has a very strong rental market with properties always in high demand. Tenants generally are looking for reasonable properties that they can move straight into. Average rents are around £600/650pcm for one bedroom, £700/850pcm for two bedroom, £850/1000pcm for three bedrooms and £1100pcm upwards for four bedrooms.

Polegate High Street has a variety of local shops and services and there is a Co-op store right by the station. There are various supermarkets available including a Lidl in Polegate then in Eastbourne and Hampden Park as well as at nearby Hailsham where there is a Tesco, Asda and Waitrose.

Leisure in and around Polegate is largely based on the open air walking across the Downs and of course the Victorian promenades in Eastbourne. The area also boasts a David Lloyd centre and a Bannatynes gym as well as the swimming facilities at the Sovereign Centre on the seafront.

The area is well served by the railway and also has an excellent bus network with services to Eastbourne and all surrounding towns.
