Why let with Your Move

There are lots of reasons to let a property. It may be an investment or a source of income. Perhaps you’ve inherited a property, or moved in with a partner and decided to rent out your place. We focus on being the most genuinely helpful letting agent. At Your Move we’re ready to support you, understand your needs, and find a service that helps you get what you want.

10 reasons to let with Your Move

We believe the little things make a big difference. Here’s how we help landlords:

  1. We find tenants quickly.

We get your rental property on the market within hours. Your property will be listed on – the most visited estate agency website in the UK – within a day. Then, that night, we’ll email the details out to our database of matching tenants so that your property is at the top of their inboxes the next morning.

  1. We offer an unparalleled online presence.

As well as listing your property on our own website – which receives more visits than any other lettings agent – we’ll also list your property on all the major online portals, including Rightmove and Zoopla.

  1. We conduct thorough reference checks.

A reliable tenant pays on time and respects your property. At Your Move we have a dedicated team to provide full and independent references on every perspective tenant. The Right to Rent scheme, which helps to make sure that people renting property in the UK have a legal right to be here, was rolled out across England in February 2016. At Your Move we’ve been doing this as part of our referencing process for many years, but if you carry out your own checks you will now need to make sure you get an acceptable proof of residency or risk a fine. If we don’t currently handle tenant checks for you, we’d be very happy to discuss how we can help you with this. Simply contact your local Your Move lettings branch.

  1. We tailor a service to suit you.

We offer three service levels – from a basic ‘tenant find’ service, to comprehensive letting management – all of which can be tailored to suit you. For a schedule of our landlord fees, please click into the pages of the nearest branch to your rental property - search for a Your Move branch.

  1. We’ll help you protect your letting income.

Even the most reliable tenant can experience a change of circumstances. The Your Move Rent Protection and Legal Costs Insurance Scheme pays 100% of your rent for up to 12 months of your tenant’s contract or until we obtain possession of your property. It provides peace of mind and is underwritten by Aviva.**

  1. We’ll help you protect your property.

We can provide buildings and contents insurance, and have special packages designed especially for landlords, whether you have just one property or a large portfolio.

  1. We help you understand the legislation.

It’s important to be a responsible landlord. We help you to fulfil your legal responsibility by keeping you updated about the ever changing regulations regarding things like gas, furnishings and multiple occupancy.

  1. Not all letting agents are regulated. We are.

Letting agents do not have to be regulated by law. We choose to be.

  1. We can help you buy property too.

Maybe you’re looking to become a landlord for the first time. Or perhaps you already let property and you want to increase your portfolio. We can help. Because we offer both a lettings and residential sales service, we can advise on the best properties to invest your money.

  1. We can help you find a buy to let mortgage.

Buying a house to let? Then you’ll need a buy to let mortgage. It’s no fun visiting banks and building societies trying to compare mortgage products and see which is best for you. Our in-branch Financial Consultants have instant access to a comprehensive range of mortgages from across the market and can do the hard work while you put your feet up. And while banks and building societies are only able to tell you about their own products, our consultants can access thousands of mortgages. We make it our mission to offer comprehensive, friendly and straightforward advice. To book an initial mortgage appointment, click here.

Our initial consultation is free. We will charge a fee between £399 and £999 that is payable on application. The amount we will charge is dependent on the amount of research and administration required. We reserve the right to charge a subsequent fee of £99 for each further application that may be required.
