When is the best time of year to list your property for sale?

With more buyers contacting estate agencies like ourselves about purchasing a property at the start of this year than at the start of last year, it’s looking promising for those looking to sell their property in the coming months.

Property demand goes in waves, some months are more ideal than others to list your property for sale in and so we explore the new analysis from Rightmove who have revealed the best time of year to list your property if you are looking to sell this year.

When is the best time to sell a house?

Rightmove analysed data from millions of properties listed for sale since 2012, bar 2020 due to the pandemic, to find out which month is the best for sellers to list their property for sale in.

According to Rightmove’s analysis, the best time to sell a property in the UK is Spring.

Buyer demand is now 8% above last year and the number of sales being agreed is now 13% higher than this time last year, and it took just 51 days on average for properties listed for sale in February to find a buyer, and 52 days in March.

For reference, in December 2023 it took on average 71 days for sellers to secure the right buyer for their property.
 

Why April is a great month to sell?

Last year there was a spike in traffic for property listings in April. In 2023 there were 22.8% more views per listing than usual from April 14th to the 20th.

It was also found that properties tended to sell around nine days quicker than the average week.

How to get your property ready to sell
