Hilton of Dunlugas is a wonderful home in a simply stunning location that enjoys the most fabulous views across open farmland. Located 6 miles to the north of Turriff and 6 miles to the south of Banff this beautifully presented, walk in condition home will be of interest to locals, those perhaps wishing to run a business from home, or of course those looking for a holiday home in one of the most sought after locations in Scotland.
The property itself stands on a very generous plot (estimated 0.25 acre, but not measured) with ample space for further developments / extension or to develop a ‘smallholding’. The oversized double garage would make a wonderful workshop or conversion to further living or entertaining space.

We see a lot of properties of this age and style. They have often been underinvested or are in a poor state of repair. Not here. Viewers will immediately appreciate the high standard of the development, the quality of the finishings and the space which perhaps does not come across in the pictures as we don’t use fish-eye lenses in our photography. It is cosy but certainly not small. It is a very comfortable and welcoming home. We particularly like the formal living room with its superb fireplace (and log burner) and the generous kitchen diner with ample storage. We also like the fact there is a small separate utility room. The main bathroom is on the ground floor and is extremely tasteful and generous. Both bedrooms (and the en-suite) are spacious with superb views and are accessed via an unusually comfortable stair and landing area. We are very impressed with the double glazing which appears to be of a very high standard, and the fact that the owner has installed 6 Velux windows (3 up and 3 down) to flood the property with light that is unusual for this style of property. It works!

The property is definitely rural, but it’s not isolated. Only 1m from the main Turriff to Banff road, the property is well located for great schooling in Turriff and all of the local amenities that make the town so desirable. This is a haven for walkers, mountain bikers, those that enjoy the outdoors and those that like just a little peace and relaxation. We’d love to ‘lose ourselves’ in this beautiful home and perhaps forget about some of the pressures of life elsewhere. If you are looking for a comfortable and relaxing home that requires no further investment, and if you value fresh air, wonderful views, Aberdeen Angus at your fence and great scenery then it’s well worth a look.
