Why do I need a Home Report in Scotland?
The majority of properties which are put onto the market in Scotland from 1st December 2008 will need to have a Home Report. The Home Report includes important information about the property (please see below for a summary) and an Energy Performance Certificate (EPC) which provides a rating of the property’s energy efficiency. The Home Report should help to improve the home buying and selling process by making available up front information relevant to the property.
What does a Home Report contain?
The Scottish Home Report will include the following documents:
Single Survey
The home buyers survey provides sellers with detailed information about the condition and value of a home before it is marketed for sale. It also includes an accessibility audit.
Energy Report
This gives a home’s energy efficiency rating and its environmental impact in terms of carbon dioxide emissions.
Property Questionnaire
This section of the report is completed by the seller and contains information for home buyers, solicitors and surveyors, for example a home’s council tax band or local authority notices relating to it.
What does the Home Report in Scotland offer to Buyers?
The Home Report is designed to ensure that information needed by potential buyers is available to you when you need it, as you consider whether or not to buy a property. It brings together key information needed by buyers and sellers at the very start of the home-buying process, and ensures that important information about improving the energy efficiency of homes is made available when a property is sold.
The property questionnaire can help a buyer assess additional monthly costs such as council tax and the Energy Report can also provide guidance to a buyer on how they could make the property more energy efficient.
