Premium and Featured Listings; what are they? And how can they help sell your House?

The internet has once again taken over. Less of us are browsing for new homes in the papers and lower numbers now congregate outside the estate agents to window shop. If you are either selling, buying or renting, the chances are you will find yourself online.

However if you are selling your property, how do you optimise the chances of potential buyers finding your property and it standing out from the rest? Property sites such as Zoopla and Rightmove now boast “premium” and “featured” listings to optimise the chances and shorten the time taken to sell your home. However what do these terms mean? What are the differences? And which option is more effective?

Featured Listings

Contrary to what the title suggests, the featured listing is actually the more “premium” of the two boosted listings. Even though it is a little more expensive, it significantly increases your chances of a speedy sale. You can expect to pay around £120 for 7 days and you will have to keep renewing if you want to hold onto the benefits of the upgrade.   • The property is usually highlighted in another colour that stands out to the potential buyer.
  • Basic listings only feature one picture of your property, but with “featured” you show 3-4.
  • Your listing is shown at the top of the search page as well as being amongst all the other properties, meaning double exposure!
  • Overall, companies such as Rightmove have proven that featured listings improve attention and click - throughs by 50%. This boasts even more additional exposure than the premium listing!

Premium Listings

Usually when you post your property to a site you go in amongst all the others in price order and the only way you can make it stand out from the crowd is the quality of the pictures posted (we always recommend professional photography). Premium listings don't feature at the top of the search page; however they still have some great bonus features that catch the eye of the browser.
